Uniform Commercial Code financing statements (fixture filings) are created and recorded pursuant to MGLA c 106, ss 9-103 and 9-410, to perfect a lien upon the property of a person contracting for the supply of goods and services. Unlike mechanics' liens, the goods and services relate to personal property that may become fixtures to realty and are legally treated as real property, passing with the real estate unless specifically exempted from an offer to purchase. Records indicate names and addresses of debtor and secured party; date, time, number, and office of filing; type of property; assignee of secured person (if any); release date (if applicable); signatures of debtor and assignee (if applicable); and any applicable extension or continuation statements that are appended to subsequent filings.
